Clientii nostri pot achizitiona imobile,terenuri si cu bani inprumutati de la Banci pe o perioada mai lunga intre 30 ani dar trebuie dovedit catre Banca,ca acesti bani se pot inapoia Banci si trebuie dovedit ca aveti un loc de munca stabil si bine platit.Se mai pot achizitiona imobile, terenuri si prin platirea direct cu CASH care este un avantaj al cumparatorului ca poate negocia mai bine cu vanzatorul pentru stabilirea pretului de vanzare. Un numar de 30% din apartamentele si casele vandute pana acum s-au vandut catre clientii care au beneficiat de credit bancar prin programul Prima Casa.
De aceea va punem la dispozitie informatii cu caracter general despre acest program cu mentiunea ca informatiile exacte vi le poate furniza doar banca cu care decideti sa lucrati.Din experienta stim ca diferentele dintre conditiile impuse de diverse banci sunt minore si se refera mai ales la tipul veniturilor luate in considerare si eventuale acte suplimentare pe care unele dintre banci vi le pot solicita.In principiu conditiile pe care persoanele fizice trebuie sa le indeplineasca pentru a beneficia de acest program sunt:
-Sa nu detina in proprietate o locuinta, individual sau in comun, impreuna cu sotii lor sau cu alte persoane si sa nu aiba in derulare un credit ipotecar. Pentru aceasta este necesara o declaratie pe propria raspundere, autentificata la notar, potrivit careia solicitantul nu detine in proprietate o locuinta, nici individual, nici in comun, cu sotul/sotia sau alte persoane si nu are in derulare un credit ipotecar.
-Sa dispuna de un avans de 5% din pretul de achizitie al locuintei, daca pretul acesteia este mai mic sau egal cu 60.000 de euro.
-Persoanele care doresc sa intre in acest program se obliga sa nu instraineze locuinta achizitionata in primii 5 ani de la data dobandirii si, de asemenea, se obliga sa constituie in favoarea statului roman, reprezentat de Ministerul Finantelor, o ipoteca de rang I asupra locuintei achizitionate.
-Persoanele sau familiile care indeplinesc conditiile impuse de finantator
-Persoanele care achizitioneaza in cadrul acestui program o locuinta finalizata aflata pe teritoriul Romaniei, inscrisa in cartea funciara si libera de sarcini.
-Programul Prima Casa 2 poate fi utilizat pentru achizitionarea unei case in cartiere noi - zona metropolitana Timisoara in doua variante:
-Casa deja gata in cadrul cartierului
-Casa "la rosu", aflata inca in constructie
-Aveti posibilitatea sa contractati o casa noua, din faza de proiect.Cei care vor sa isi construiasca o locuinta in regie proprie nu se vor incadra in acest program, legea nu va finanta decat locuintele care au la baza un contract semnat cu o firma de constructii.
-Persoanele care indeplinesc toate conditiile impuse de programul PRIMA CASA 2 pot obtine un credit de maximum 60.000 de euro sau echivalentul in lei, in cazul locuintelor vechi, si 75.000 de euro pentru locuintele noi.
Actele de care aveti nevoie la banca sunt:
-Cerere de credit completata si semnata de catre toti participantii cu venituri
-Documente de identitate (carte de identitate, buletin)
-Certificat de casatorie - daca este cazul , in original si copie-Carte de munca - in copie, pe care sa scrie "Conform cu originalul”
-Adeverinta de venit de la compania angajatoare pe baza formularului pus la dispozitie de banca (in original) - emisa cu maxim 30 zile calendaristice inaintea depunerii dosarului
-Documente referitoare la obiectul creditului (acte de proprietate, carte funciara, actele de identitate ale actualilor proprietari ai imobilului care urmeaza sa fie achizitionat - copii)
-Documente de justificative pentru aportul propriu
-Raport de evaluare a imobilului adus in garantie, intocmit de un evaluator agreat de catre banca
-Cumparatorii trebuie sa stie ca in plus, cheltuielile suplimentare aferente creditului sunt: taxe notariale, onorariu, TVA.
-Pentru o casa vanduta la stadiul de gri, cu pretul de 81.000 EUR, avand suprafata utila de 120 mp, suprafata construita de 154 mp si teren in suprafata de 612 mp, taxele notariale, suportate de cumparator, respectiv onorariul notarial a fost de 970 EUR si taxa pentru serviciul de publicitate imobiliara, a fost de 15 EUR.
